What makes listing copy work on Indian portals
A buyer on 99acres or MagicBricks scans twenty listings in a minute. The ones that get the enquiry lead with the three facts that matter to that buyer — location anchor, configuration and price — then give a reason to believe: possession date, RERA number, and two or three USPs stated as facts rather than adjectives.
Structure we follow
- Headline — configuration, project, location anchor. "3 BHK in Acme Heights, 2 min from Hinjewadi metro."
- Opening line — price range and possession, because those decide whether the buyer reads on.
- USPs as facts — "70% open space" beats "lush green surroundings".
- Proof — RERA number, developer track record, bank approvals.
- One call to action — a WhatsApp number or a site-visit slot, not both.
Hinglish, when it fits
For WhatsApp broadcasts and channel-partner collateral in Tier 2 cities, Hinglish reads as a person talking and outperforms formal English. For portal listings, English still converts better with the search-driven buyer. Tell us the audience and we will pick, or ask for both.
What to put in the brief
Specifics. Distance to a named landmark in minutes, carpet sizes, the clubhouse area, the number of towers and floors, the possession quarter. Vague briefs produce vague copy; the form above asks for the details for that reason.
